Purchasing a home, whether it is your principal
residence or a rental property, with no money down is a very interesting
concept. Although you’ve probably heard many real estate
agents or financial planners discuss this concept, it is not as
easy as it is made out to be. The hardest part of these structures
is accessing the necessary financing to compensate for not using
your own money. It also involves an in-depth analytical review
to determine the feasibility, or lack there of, for any purchase
consideration. This becomes even more difficult, if not impossible,
if you are younger and lack the necessary financial experience
to facilitate this type of structure.
Years ago I identified a need to facilitate this
entire process, ie the process of buying a property with no money
down, on behalf of any potentially interested purchaser. Accordingly
I assist all type of individuals, seasoned veterans as well as
first-time buyers, to purchase a property, either a principal
residence and/or a rental property, without using any of your
own money. The process is quite simple and can be summarized as
follows; you are responsible to find a property which you may
be interested in purchasing. At this time I become involved to
review the potential purchase with you and, if it goes past the
exploratory stage, commence gathering information regarding the
necessary financing. If, after exploring different options, you
are interested in proceeding I will arrange the necessary 1st
mortgage financing which would be derived from either taking over
an existing mortgage on the property, having the vendor hold back
a mortgage, accessing private funding, obtaining a fully-discounted
mortgage from either an A lender or an A plus lender or exploring
the sub-prime and B lender marketplace. The source of primary
financing will be dependant on each individual circumstance and
will be dictated by your individual credit rating, loan-to-value
ratios as well as income levels. The residual funds, beyond the
primary financing, will be provided in the way of a secondary
mortgage. Again, I will arrange the necessary financing on your
behalf to complete the purchase.
Be advised that your involvement is required,
and expected, throughout the entire process. You and I become
a team as we determine which financing, primary and secondary,
is most suitable for your circumstance. As we proceed you are
involved with all the analytical and investigative work with me,
this way you fully understand the structure and that way you can
provide the necessary contributions in determining if a certain
purchase is even feasible for your circumstance.
The benefit of my involvement is that you can accomplish the purchase
of a property, either as a principal residence and/or as a rental
property, without using any of your own money. Be advised that
there are no up front fees for my services; this will be fully
explained during our initial meeting.
