This investment opportunity provides you (the
investor) the opportunity to provide funding for building projects
that I am involved in as a partner with a builder. The "mechanics"
of this partnership is that the partnership sources out desirable
properties that are in need of renovations. The builder becomes
involved to provide the necessary renovations and my involvement
is simply to access the necessary funding for these projects.
Both of us are seasoned professionals and have no interest in
dealing with conventional bank lending and are much more interested
in dealing with private lenders and creating investment opportunities
for these potential investors while hopefully creating a profit
for the partnership once the newly-renovated property is resold.
Any investment opportunities that my partnership entertains must
simply be able to absorb the higher cost of financing, given that
the interest rate being offered to the investor is much higher
than a conventional bank. You, the potential investor, do not
participate in the potential profit of each venture, you are simply
guaranteed your 10% rate of return starting from the time you
advance funds to the time your funds are repaid to you. You, the
potential investor, need not worry about anything that happens
throughout the term of each project. Anything that may possibly
happen within each project is dealt with by myself, you have nothing
to worry about, you are guaranteed your principal as well as your
10% rate of return. All structuring for these projects will be
facilitated by the legal firm Evans & Adams, Barristors &
Solicitors, located in Orangeville, Ontario. Be advised that I
welcome the involvement of your own personal lawyer, however,
if this is something you choose, this is a cost you must absorb.
Any advancement of funds will be secured by the registration of
a first mortgage along with my personal guarantee to you.
